Access Statement for Sevenoaks B&B

This access statement does not contain personal opinions as to our suitability for those with access needs, but aims to describe accurately the facilities and services that we offer all our guests/visitors.

Sevenoaks B&B is located in the Kent town of Sevenoaks and offers four guest rooms; upstairs one twin room with its own private bathroom and, downstairs, a double room with en-suite and a further two single room which share a bathroom. The guesthouse was built in the early 1990s and stands in its own garden at the back of our own house.

We are located within 15 minutes walk of Sevenoaks railway station, and 25 minutes from the town centre. Restaurants, pubs and shops can be found in Riverhead village, 15 minutes walk away. Several golf courses, notably Knole and Wilderness, are within a short drive and the area is famous for various National Trust properties, notably Knole House, Ightham Mote and Chartwell.

Pre-Arrival
  • We are located on the north west side of Sevenoaks, 300m south of the A25, along Robyns Way.
  • For full details and maps of how to reach us please see the Directions and Map section of our website. Alternatively, you can plan your journey by car or public transport using www.transportdirect.info. Simply enter your post code and ours, which is TN13 3EB to get directions.
  • The nearest shops are approximately 800m away.
  • The nearest bus stop (Nos 401, 401, 431 & 452 0f Arriva's services) are 300m away on London Road. Buses run weekdays at around 20 minute intervals. Limited at weekends.
  • Sevenoaks railway station is approximately 800m away, connecting with London, Hastings and Ashford.
  • Taxis are usually available at Sevenoaks station but we can book one for you in advance if required.
  • Gatwick airport is 40 minutes by car and Heathrow 1 hour 10 minutes.
Car Parking and Arrival

  • Off street parking is available on the driveway in front of the guesthouse.
  • Access to our guesthouse is gained via a block paved driveway between Nos. 38 and 40 Robyns Way.
  • The front door has an exterior light triggered by a motion sensor.
  • Entry step of 76mm (3 inches) at the front door which is 760mm (30 inches) wide. This gives access to the hallway.
Welcome area
  • Guests are welcomed in the hallway, which is level throughout.
  • Guests will be given a key to the front door which has a Yale lock.
  • The area is well lit with overhead lighting.
  • Assistance can be given with luggage.
Bedrooms
  • On the ground floor are three bedrooms, accessed along a passage from the hallway. These are a double en-suite, and two singles which share a bathroom off the hallway. The beds are pine framed with sprung mattresses, the singles being 1830mm (72 inches) by 920mm (36 inches) and the double bed 1830mm (72 inches) by 1370mm (54 inches). Access is from both sides. Bedroom windows have security locks.
  • Upstairs there is one further bedroom, a twin with its own private bathroom. The beds are divans with sprung mattresses. Access is from both sides.
  • Our beds are normally made up with duvets and sheets but blankets can be provided instead of duvets if preferred. Our standard pillows have polyethylene fillings.
  • There is seating, bedside tables, bedside lamps, a wardrobe and a mirror provided in each room.
  • Flat screen Freeview digital TV/DVD with subtitles is available in some of the rooms.
Bathrooms, Shower-rooms & Toilets (En-suite or Shared)
  • The bathroom has a toilet 395mm (15.5 inches) in height. It has a standard bath with Aqualisa shower above it. It also has a wash basin 840mm (33 inches) in height.
  • The double room en-suite is accessed via a level entry doorway. It has a toilet 410mm (16 inches) in height and a walk-in Aqualisa shower with a curtain. The shower cubicle measures 970mm (38 inches) by 970mm (38 inches). There is also a wash basin 840mm (33 inches) in height.
  • The twin room has a private bathroom with a toilet 395mm (15.5 inches) in height. It has a walk-in shower with a curtain. The shower cubicle measures 940mm (37 inches) by 990mm (39 inches). There is also a wash basin 850mm (33 ½ inches) in height.
Public Areas: Halls, Stairs, Landings, Corridors
  • All public areas, hall, stairs, and landings are well lit by ceiling lights.
  • The hallway and passage have heavy duty carpet tiles.
  • There are no steps to the guest breakfast/sitting room nor the downstairs toilet in the bathroom off the hallway.
  • There is a flight of 14 stepped stairs, with a left hand turn after step 9, to the twin room. The stairs are carpeted.
  • The house is fully centrally heated throughout, with a master thermostat in the hallway. However, radiators in each room can be adjusted to suit individual requirements.
  • There are audible smoke and carbon monoxide alarms in the hallway and first floor landing.
Breakfast/sitting room
  • The breakfast/sitting room is accessed through double doors to the left of the hallway on the ground floor. The entry is level.
  • Fully carpeted.
  • A large bay window and double doors into a conservatory allow plenty of natural light, supplemented by overhead and wall lights.
  • There is a coal-effect gas fire to supplement the central heating if required.
  • The breakfast table has seating for up to 8 people. Alongside is a sideboard from which guests can help themselves to cereal, fruits, yoghurts, toast, etc. A cooked breakfast can also be provided on request.
  • The lounge area has a three-seater settee, two standard armchairs and one titling armchair. There are two further tables, a flat-screen TV, a radio and a telephone.
Garden

The garden in front of the house is for guest use. A garden table and 8 chairs are provided. As smoking is not permitted inside the house, guests may smoke in the garden.

Additional Information

There is a welcome notice in each bedroom giving basic information. A selection of menus from local restaurants and pubs can be found by the telephone in the breakfast/sitting room. Also maps and leaflets regarding local attractions. The kitchen is available, by arrangement, for guests to do their own catering for lunch or dinner. The kitchen facilities include a dishwasher and microwave. A refrigerator is provided specifically for guests' use. The washing machine and dryer are available, by arrangement, for guests' use. Information on taxis, car hire, NHS facilities and local theatre and cinema schedules is provided on a notice-board in the kitchen. Free Wifi broadband facilities are provided. Mobile phone reception is generally good.
